A better starting point
Two similar-looking projects can follow different paths because of the resident’s needs, municipality, property type, flood conditions, construction, or association rules.
Describe the entrance, bathing transfer, stairs, doorway, toilet, walking route, mobility device, and any caregiver assistance.
Broward County serves the Broward Municipal Services District, Broward’s unincorporated area; incorporated cities generally run their own building-permit processes.
Check flood status, exterior drainage, available ramp space, wall and floor construction, and whether the work affects an exterior opening.
A detached home, condominium, townhouse, rental, and HOA property can have different documentation and approval needs.
A free assessment can help organize the person, the home, and the next decision before a contractor is selected.
Common accessibility projects
Use the service guides for product and design detail. Here, the useful question is what Broward conditions should be checked before a family settles on the solution.

Available run, landing and door geometry, drainage, flood exposure, setbacks, parking, guards, exterior materials, and association property can all affect feasibility.
Explore wheelchair ramps
Drain location, plumbing, waterproofing, slab or floor geometry, electrical conflicts, and condominium systems can matter more than the finished threshold label.
Explore accessible showers
The exact transfer and wall substrate should drive placement and mounting. A stand-alone installation is not the same scope as a broader bathroom alteration.
Explore grab bars
The provider should verify staircase fit, rider transfers, electrical needs, and whether any Broward or municipal building, electrical, or elevator review applies.
Explore stair lifts
Framed, masonry, structural, utility-filled, interior, and exterior walls are different projects. Exterior openings add High-Velocity Hurricane Zone requirements.
Explore doorway widening
A whole-room plan can coordinate support, seating, lighting, flooring, bathing access, toilet use, and space for a walker or caregiver.

What changes at this address
Fort Lauderdale is a major local market, but its procedures should not be applied automatically to Hollywood, Pompano Beach, Pembroke Pines, unincorporated Broward, or another municipality.
Broward County provides building and zoning services in the Broward Municipal Services District, Broward’s unincorporated area. Cities generally administer their own permits, even when County reviews are coordinated through ePermits.
Broward planning accounts for rainfall, inland flooding, coastal inundation, and saturated soils. Ramps and landings should not create ponding or redirect water toward the home.
Exterior accessible-door and opening work needs product and installation documentation accepted for the HVHZ application, impact conditions, and site design pressures.
A condo may be eligible for a housing-assistance program while remaining outside the state’s single-family permit exemption. Association and government reviews remain separate.
Permits and approvals
A Broward permit answer should follow the property, not the product name. Fort Lauderdale’s process is useful evidence for properties inside that city, but it is not a countywide instruction.

The 2026 single-family exemption does not extend to condos or multifamily buildings and excludes flood-hazard properties.
Structural, plumbing, electrical, mechanical, and gas work remain outside the limited exemption, regardless of a small project total.
For Fort Lauderdale properties, the City says an exemption request must be submitted through LauderBuild and approved in writing before work begins.
Condos and shared buildings
A wall, slab, corridor, balcony, exterior door, railing, or plumbing component may be inside the unit, a limited common element, or association-maintained property. The declaration and current alteration procedures matter.
Fair-housing protections may be relevant to disability-related modifications in covered housing. They should be discussed carefully and do not allow a location page to decide whether a specific design must be approved.

Possible financial assistance
These programs are application-based and funding-limited. Confirm eligibility, service area, current availability, loan or lien terms, and approval before relying on assistance.

The County’s homeowner programs include housing modifications and barrier removal for qualifying owner-occupants with a household member who has a special need. Income, property, mortgage, tax, funding, and program rules apply; assistance is not an unrestricted cash grant.

Fort Lauderdale says its SHIP program can provide up to $85,000 for eligible repairs, including accessibility improvements, as a deferred interest-free loan secured by a lien. It is limited to qualifying City homeowners and available funds.

Choosing local help
A useful Broward proposal explains the resident’s need, the property condition, approvals, materials, licensed trades, restoration, and exclusions. Two bids are not comparable when one omits major parts of that scope.

It depends on the address. Broward County serves the Broward Municipal Services District, Broward’s unincorporated area. A property inside an incorporated city generally starts with that city’s permit path, although some County-associated reviews may still apply.
It is Broward’s unincorporated area, where the County provides municipal-type services including building and zoning functions. A property inside an incorporated city generally starts with that city’s permit path.
Fort Lauderdale says the exemption is not automatic. For a property inside the City, the owner or contractor must submit the City’s request through LauderBuild and receive written approval before beginning qualifying work.
Broward is in Florida’s High-Velocity Hurricane Zone. Exterior door and opening work may need accepted product documentation, impact and design-pressure suitability, anchoring details, and installation conditions for the proposed system.
There is no safe countywide yes-or-no answer. A stand-alone mounting project differs from a shower involving plumbing, electrical, slab, structural, or waterproofing work. The authority for the address should review the actual scope.
As of August 30, 2026, Broward’s current housing-rehabilitation pre-application includes Barrier Free/Special Needs work, and Fort Lauderdale reports its separate SHIP rehabilitation application open. Eligibility, geography, available funds, and program terms still apply.
Ask the proposed provider to verify the applicable Broward or municipal building, electrical, and elevator review for the address. Florida’s private one-family-residence exclusion from state elevator regulation does not by itself answer every local requirement.
